In September, Pacific Group Developments was contacted for a drainage culvert replacement job, which ran along our property line on a steep lot and access was a problem. The old concrete and steel drainage pipes had to be removed by an excavator as they had collapsed and were completely full of dirt. The job had to be completed before the rains came so we needed a competent contractor with appropriate staff that would work quickly. Pacific Group Developments responded quickly, professionally and solved the access issues safely with an engineered steel structure to drive an excavator down…… impressive! They also needed to connect other pipes, hydro jet them and rebuild a deep man hole / catch basin. They left the site clean and in good condition, but more importantly saved the house from water damage. All is working perfectly now and the job was well done.

What are the four common sources of water in wet basements?

The four common sources are surface water running down foundation walls, groundwater in water-saturated soils being pushed into basements by hydrostatic pressure, storm sewer water backing up from the municipal system into the perimeter drain, and sanitary sewer water from combined storm/sanitary systems backing up through drains on lower levels.

Should rainwater leaders connect to my perimeter drain system?

Ideally, rainwater leaders (downpipes) should drain into a separate two-pipe system rather than connecting directly to perimeter drains. Modern building practices use one pipe system for foundation drainage and a separate storm drain system for roof water. This prevents overwhelming the perimeter drain during heavy rainfall and reduces the risk of storm sewer backup flooding your foundation drain.

Why do old clay drain tiles fail in older homes?

Clay drain tiles, which consisted of short lengths of clay tubing butted together, crush and break over years from pressure. Tree roots grow into and through the tiles breaking or shifting them. Soil shifts from frost and freeze-thaw cycles, disturbing the tiles so they no longer connect properly. These older systems typically last only a few decades before they are compromised and no longer work properly.

What is a French drain and when is it needed?

A French drain (also called curtain drain or interceptor drain) catches and removes water to protect areas from excess water. It may be a solution to redirect standing groundwater on your property, helping keep water out of your foundation and basement. It's useful when grading is not constructed properly around your home and water collects near or runs toward your foundation.

How does hydro jet drain cleaning work?

Hydro jet drain cleaning flushes perimeter drains with high-pressure water, which is preferred for both agitation and flushing out sediment accumulated in old drain tiles. It's much safer than roto drain augers which commonly break old delicate drain tiles. The hydro jet system is smaller, allowing it to go further in the drainage system and flush out everything behind it.

Can perimeter drains be cleaned to avoid replacement?

Yes, with proper maintenance, perimeter drain flushing can prevent or postpone the need for expensive drain tile replacement. Sometimes when a perimeter drain system fails, it's due to a small blockage in the drain tiles, and drain cleaning by hydro jetting can be done quickly and cost-effectively to restore function.

How do I know if surface water or groundwater is causing my wet basement?

Surface water problems typically show water coming in at one location and only at exterior foundation walls. Check for overflowing gutters, downspouts draining too close to the house, or ground sloping toward your home. Groundwater problems under hydrostatic pressure typically show water coming up through cracks in basement floors or water coming in at multiple locations.

What's the difference between modern and old perimeter drain systems?

Modern systems use 4-inch PVC pipes with small holes throughout to allow water seepage, often covered with filter cloth to prevent soil and debris from blocking the pipe. Old systems used short lengths of clay or concrete tubing butted together, where water accessed through gaps between tubes. Modern PVC systems are more durable and longer-lasting than clay tile systems.
