Vancouver Island’s Unique Excavation Challenges

Excavation work on Vancouver Island isn’t straightforward. From bedrock outcroppings in Victoria to saturated clay soils in the Cowichan Valley, our region presents challenges that demand specialized knowledge and equipment. One day you’re dealing with solid granite requiring hydraulic hammering, the next you’re navigating environmental protection zones near sensitive watercourses.

Pacific Group Developments has spent over 30 years mastering these local conditions. We understand the seasonal water table fluctuations, the unexpected rock encounters, and the environmental protocols that govern work in Riparian Zones and Protected Tree areas. This isn’t textbook excavation—it’s experience earned over thousands of projects across every corner of the island.

Our Excavation Process

From initial site assessment to final grading, we follow a proven process to ensure your project is completed safely, on schedule, and to exact specifications.

1

Site Assessment & Planning

We visit your site to evaluate soil conditions, access points, and underground utilities. We coordinate with BC One Call for utility locates and develop a detailed excavation plan that addresses site-specific challenges.

2

Site Preparation & Clearing

Clear vegetation, remove trees if needed, strip and stockpile topsoil for later use, and establish safe access routes for equipment. We protect neighboring properties and ensure environmental compliance.

3

Tree Protection & Preservation

Install protective fencing around trees to be retained, following municipal bylaws and arborist recommendations. Establish tree protection zones to prevent root damage during excavation and construction activities. Monitor protected trees throughout the project to ensure compliance with Protected Tree Zone regulations.

4

Excavation & Rock Removal

Excavate to precise depths using laser precision equipment when needed. Break and remove rock using hydraulic hammers or other approved methods. Handle high water tables with dewatering systems as required.

5

Grading & Compaction

Grade site to engineering specifications with proper drainage slopes. Install underground utilities in coordination with trades. Compact backfill and sub-base materials to engineered densities for long-term stability.

6

Final Grading & Restoration

Complete final grading to approved plans. Replace topsoil and prepare for landscaping. Restore access routes and clean up the site. Provide as-built drawings showing final conditions and any deviations from original plans.

Frequently Asked Questions

Common questions about our excavation & site services services.

What makes Pacific Group Developments different from other excavation companies in Victoria?

We are one of the few excavation companies in Victoria with a full staff, allowing us to provide skilled labour and manpower to complete your job, rather than just sending out a machine operator. We operate a broad range of well-maintained late model equipment and have over 30 years of experience understanding Vancouver Island's unique terrain challenges.

What environmental practices does Pacific Group use during excavation?

We utilize industry best practices to minimize environmental impact, including excellent understanding of protocols for working in Riparian Zones, Protected Tree Zones, and near water courses. Our modern equipment is well-maintained to prevent hydraulic leaks and minimize emissions. Project Managers review all projects to ensure adequate drainage facilities and control site run-off to protect downhill rivers and streams.

What methods do you use for rock removal and breaking?

We offer several rock removal methods including breaking with excavator-mounted hydraulic hammers, air jack hammers, drilling, using expansion composites to break rock, and blasting with caps and water. We can remove rock without dynamite blasting and specialize in hard-to-access areas including basements and beside or under foundations.

Can you remove rock from basements or tight spaces?

Yes, our rock removal services are specialized for hard-to-access areas including basements as well as beside or under foundations. We have experience removing rock and concrete in both concealed areas and difficult access situations, and can excavate rock for drainage and utility passages.

What types of concrete breaking and removal do you handle?

We remove concrete sidewalks, driveways, foundations, basement floors, footings, and other structures. We provide concrete cutting and coring with diamond saws and bits and can remove portions of concrete if needed. We have equipment to remove concrete with or without steel reinforcement in both tight quarters and full-access areas.

Do you handle site preparation for subdivisions?

Yes, we have extensive experience with subdivision and development projects. We provide land clearing, roads, underground utilities, site servicing, storm water management systems, trenching, drainage and culverts, sewerage and water systems, and all excavation services needed to create new lots and service subdivisions.
